Julian stumbled back, landing heavily in a leather armchair. He stared at the projected map, then at me, then at the two federal agents standing silently by the door. His bluster had evaporated, replaced by a hollow disbelief.

“This is a mistake,” he whispered, running a hand through his hair. “A massive bureaucratic error. I’ll have my lawyers sort this out by morning.”

“Your lawyers won’t be sorting out a federal security violation, Julian,” I countered. “Nor will they be able to explain this.”

I nodded to Agent Miller. She brought up a new document on the screen: a forensic audit report. The title, stark and official, read: “Analysis of Holbrook Estate Property Deed & Appraisal, November 2023.”

Gavin Ross, who had been sitting hunched on a small bench by the wall, whimpered.

“This audit,” I began, my voice clear and precise, “details significant discrepancies in the property valuation, land surveys, and particularly, the notarized signatures on the recent deed transfer documents.”

I zoomed in on a section of the report. It highlighted multiple instances of altered figures. The original appraised value of the estate, for instance, had been inflated by precisely 3.8 million dollars. This made it appear that the Holbrook estate was far less valuable than it truly was, facilitating a cut-rate transfer.

Julian’s eyes flickered to Gavin. Gavin wouldn’t meet his gaze.

“And here,” I continued, pointing to a magnified image of my own signature, “we have conclusive evidence of forgery. The pressure, stroke, and pen angle do not match any authenticated samples of my signature, nor does the notary’s seal align with the original registration.”

Julian shot up from the chair. “Gavin! What is she talking about?”

Gavin flinched. “Julian, I…”

“Don’t lie, Gavin,” I interjected, stepping closer to him. “The federal investigators already have your financial records. The deposit of one hundred fifty thousand dollars into your personal offshore account from Julian’s campaign slush fund is quite clear.”

Gavin’s face crumpled. His shoulders slumped. The air left his lungs in a defeated rush.

“He… he told me it was a quick property adjustment,” Gavin stammered, his voice thin and reedy. “To help with a tax issue. He said it was just a temporary measure to secure funds for the Holbrook Vista project. He promised to reverse it.”

Julian stared, his face a mask of betrayal and rage, but the words were already out. Gavin, under the crushing weight of federal scrutiny, had broken.

“He paid me,” Gavin choked out, tears starting to well in his eyes. “One hundred fifty thousand dollars. To… to manipulate the valuation. To falsify the transfer. He said he needed to ‘acquire’ the land for the good of the family and the county.”

The confession hung in the air, damning and absolute. The Christmas carols from a neighbor’s house, faint and cheerful, only heightened the chilling reality of Julian’s deception.
