The county clerk’s office was a stark contrast to the luxurious estate. Fluorescent lights hummed over rows of gray filing cabinets, and the air smelled of stale paper and disinfectant. No string quartet here.

Julian and I sat across a scarred oak desk from Ms. Albright, a no-nonsense woman with sharp eyes and an even sharper pen. She wore a sensible navy blazer, entirely oblivious to the high-society drama unfolding a few miles away.

“Mr. Kincaid, Ms. Montgomery,” Ms. Albright began, adjusting her spectacles. “My team has reviewed the initial findings from your emergency audit request.”

She pushed a printout across the desk. It was a scanned copy of the document Julian had shown me, highlighting the transfer of the estate’s master deed bond.

“The notary seal of Arthur Pendelton is present,” she stated, tapping the page with her pen. “However, the required counter-signature from Ms. Montgomery, as the named beneficiary of the land trust, is conspicuously absent.”

My blood ran cold. This wasn’t a mistake. This was deliberate.

“And there’s no record of a legally binding power of attorney that would bypass your signature,” Julian added, leaning forward slightly.

Ms. Albright nodded. “Indeed. Which means, legally, this transfer never occurred. The bond remains under the original ownership structure. Which, per our records, still lists you, Ms. Montgomery, as the sole designated controller of the underlying trust.”

A systemic fraud inquiry. Those words resonated, chilling and powerful. My father, Richard Montgomery, had thought he could just erase me from existence, from my mother’s legacy. He had underestimated my mother’s foresight, and mine.

“What are the immediate implications?” I asked, my voice steady despite the tremor running through me.

Ms. Albright removed her glasses. “Given the scale of the asset – a $12 million historic estate – and the clear evidence of an illegally applied notary seal, we are initiating a systemic fraud inquiry. Effective immediately, we are issuing an emergency title freeze on the property.”

A title freeze. It meant nothing could be bought, sold, or even used in any official capacity. Especially not for a grand wedding.

“This document,” she said, holding up a certified copy of the freeze order, “will be delivered to the estate grounds within the hour. It legally suspends all commercial operations until the fraud investigation is complete.”

She looked from me to Julian. “What are your next steps, then? Do you want to escalate this directly to the District Attorney’s office?”

Julian glanced at me, a silent question in his eyes. The clock was ticking. Chloe’s wedding was set to start in a few short hours. This wasn’t just about reclaiming what was mine; it was about ensuring my family paid the price.
