The scent of stale coffee and printer toner hung heavy in Victor Sneed’s downtown accounting office. He sat behind a large, cluttered desk, his eyes darting nervously as I explained my “concerns” about his property assessment.

I clutched a folder, though it contained only blank paper.

“Mr. Sneed,” I began, my voice calm, “your recent valuation of the Tran & Gable market property was quite… surprising.”

He stiffened, his fingers drumming a nervous rhythm on his desk. “My assessment was thorough, Ms. Tran. The structural integrity report indicated significant risks.”

“Significant risks,” I repeated, letting a beat of silence pass. “Yet, my husband Minh invested heavily in upgrades just last year. New roof, updated electrical, reinforced foundation. All paid for in cash.”

Sneed’s eyes widened, a bead of sweat forming on his forehead. He hadn’t known about the cash payments, untraceable except in Minh’s meticulous, private ledgers that only I had seen.

“Those upgrades,” I continued, leaning forward slightly, “they amounted to over $400,000. Not minor repairs, Mr. Sneed. A complete overhaul. How could your inspection have missed something of that magnitude?”

He stammered, his face paling. “I… I followed standard procedure. The exterior showed signs of age. My report reflects what was visible.”

His composure cracked. He knew.

“And your fee for this particular, shall we say, ‘expedited’ assessment?” I pressed, my voice still level. “I noticed a rather specific $15,000 direct bank transfer into your private account from ‘Gable Enterprises LLC,’ a shell corporation Marcus owns.”

Sneed’s eyes snapped up, wide with panic. His mouth opened, then closed. He pushed back from his desk, knocking over a stack of papers.

“That’s… that’s a professional fee!” he sputtered, his voice cracking. “Nothing untoward!”

Before I could press further, his phone buzzed. He grabbed it, his hand shaking. He listened for a moment, his eyes glued to my face, then suddenly slammed it down.

“Ms. Tran, this meeting is over,” he declared, his bravado returning, albeit thinly. “Marcus just informed me you are refusing to sign the transfer. If you continue to obstruct this, he will initiate immediate legal eviction proceedings against you and every tenant in that market.”

My jaw tightened. Marcus was monitoring my movements, anticipating my every counter-move. He was trying to shut me down, to intimidate me.

But the fear was gone. Replaced by a cold, unwavering resolve.

Sneed stood, attempting to usher me out. “I advise you to reconsider your position, Ms. Tran. Marcus Gable is not a man you want to cross.”

I stood my ground, looking him directly in the eye. “And Marcus Gable should consider what happens when his paper trails lead to places he doesn’t want to go, Mr. Sneed.”

I turned and walked out, leaving the terrified appraiser in his messy office. Marcus had shown his hand, escalating the threats. Good. I had more than just his hand; I had his entire rotten house of cards.
