The Apex Board of Directors meeting was already underway when I arrived. The air in the opulent, wood-paneled boardroom was thick with tension. Damon, looking smug and confident, sat at the head of the long table, presenting his case for the Westside land sale.
“Gentlemen, ladies,” Damon was saying, his voice smooth and persuasive, “the facts are clear. This 22-acre parcel is an underperforming asset. Its environmental liabilities, as validated by appraiser Terrence Brooks’s expert report, necessitate an immediate liquidation.”
He gestured to a large screen displaying Brooks’s appraisal, showing the depressed $4 million valuation. Several board members nodded.
I stood by the open double doors, Dr. Arlene Dubois beside me, a briefcase clutched in her hand. My heart hammered against my ribs, but looking at Albert, seated silently at the far end of the table, his face a mask of weary resignation, strengthened my resolve.
Damon continued, “The $14 million offer we have on the table from Grandview Holdings is not only generous given the circumstances, but also provides Apex with crucial capital for our upcoming Q4 expansions.”
“Excuse me.”
The single word cut through Damon’s presentation like a laser. Every head in the room snapped towards the doorway. Damon’s face, a second ago radiating confidence, stiffened when he saw me.
“Ms. Jenkins,” he said, his voice laced with venom. “You are no longer an Apex employee. This is a private board meeting.”
“I am here as Albert Washington’s designated trustee representative,” I announced, holding up the Power of Attorney document. “And I have an expert witness prepared to present irrefutable evidence regarding the true nature of this ‘underperforming asset.'”
Dr. Dubois stepped forward, her posture radiating quiet authority. “Dr. Arlene Dubois, forensic document examiner and urban historian.”
A ripple of murmurs went through the board members. Damon’s face flushed with anger.
“This is an outrageous disruption!” he thundered. “This woman is a disgruntled ex-employee collaborating with a charlatan to obstruct corporate business!”
“On the contrary, Mr. Ellison,” Dr. Dubois said, her voice calm and clear, “I am a certified expert witness. And the evidence I hold in this briefcase directly contradicts every claim you have just made.”
She walked to the head of the table, placed her briefcase down, and calmly opened it. She pulled out the original 1984 deed amendment, now meticulously preserved in a clear archival sleeve, alongside a thick bound report.
“This document,” she began, holding up the deed, “is the original, unrecorded 1984 Westside Community Land Trust Deed Amendment. It was hidden, deliberately, and its existence suppressed from public record.”
She then pointed to the board members. “This amendment stipulates a permanent non-profit covenant on the 22-acre parcel you are attempting to sell, designating it for community use only.”
A gasp went through the room. Board members exchanged wide-eyed glances.
Dr. Dubois continued, her voice gaining strength. “Furthermore, my forensic audit of this document confirms a handwritten note, dated shortly after the original amendment, explicitly stating that environmental remediation of the land was completed, and it was certified clean for public use.”
She then picked up her bound report. “My investigation also includes a forensic appraisal audit. It clearly demonstrates that Terrence Brooks’s recent valuation of $4 million for the Westside parcel is not only inaccurate but entirely fabricated.”
She flipped to a page in her report. “Mr. Brooks cited ‘environmental contamination’ as a primary justification. This is a direct lie, as proven by the 1984 amendment. My re-appraisal, taking into account the land’s actual status and historical covenant, places its true market value in excess of $18 million.”
The boardroom erupted. Voices rose, overlapping in a cacophony of shock and outrage. Damon sat frozen, his face pale, his smug confidence replaced by stunned disbelief.
“This means,” one board member exclaimed, “Mr. Ellison and Mr. Brooks knowingly suppressed historical city records to engineer a fraudulent land sale!”
Dr. Dubois simply nodded, her gaze sweeping across the stunned faces of the board. The truth, finally, was out.
