Chapter 14: Climax — The Reading of the 1982 Covenant

Sheriff Hollister cleared his throat. The only sounds in the foyer were the drumming rain and the quiet whir of Dr. Marsh’s small field recorder, which she’d discreetly activated.

He began to read from the 1982 Oakhaven Covenant, his voice cutting through the tension, clear and resonant.

“This agreement, made on this fourteenth day of October, in the year of our Lord, nineteen hundred and eighty-two, between Silas Peterson, owner of the Oakhaven Estate, and Heritage Timberworks, Inc., represented by its then-CEO, Jonathan Croft, hereby establishes a Master Leasehold Covenant.”

Julian Croft shifted uneasily. His grandfather, Jonathan Croft.

“The terms of this covenant stipulate,” Sheriff Hollister continued, his finger tracing the lines, “that upon the fortieth anniversary of this agreement, October fourteenth, two thousand and twenty-two, all land, structures, and improvements associated with the Oakhaven Estate shall revert entirely to Arthur Pendelton, the named and recognized master craftsman and heir of Silas Peterson.”

A collective gasp. Julian Croft’s face drained of color. His jaw hung slack.

“Furthermore,” the Sheriff read, his voice hardening, “any unlawful attempt by Heritage Timberworks, Inc., or its successors, to evict or forcibly remove said master craftsman, Arthur Pendelton, from the premises prior to the stated reversion, shall immediately forfeit all corporate investments, assets, and equity upon the land, converting them into damages owed directly to Arthur Pendelton.”

Silence. Heavy, stunned silence.

Dr. Marsh stepped forward. “Sheriff, I can confirm the legal seal and authenticity of this document. It perfectly matches the archived copy in the state registry, which has been digitally recorded this evening thanks to my field scanner.”

Croft stumbled backward, hitting the wall. “No! That’s… that’s old! That can’t be valid!”

Sheriff Hollister didn’t stop. He turned a page, his flashlight illuminating another section. “And here, Mr. Julian Croft, is your own signature, dated June twelfth, two thousand and eighteen, acknowledging and renewing this exact corporate lease and its reversion clause, under ‘Croft Heritage Properties, LLC.'”

He held the document up for Croft to see. The signature was undeniable. Julian Croft’s personal signature, affirming the very covenant he was now trying to violate.

“Layer one: the 1982 covenant explicitly states that any illegal attempt by the company to evict the master craftsman immediately forfeits all corporate investments on the land to the craftsman,” Dr. Marsh explained, her voice precise. “Layer two: Mr. Croft’s personal signature is on the 2018 corporate renewal acknowledging this exact clause. Layer three: as of September 14, 2023, Croft Heritage Properties is nothing more than an illegal squatter, and their entire modern resort company is personally liable for back rent, damages, and the forfeiture of all improvements.”

“Your company,” Sheriff Hollister concluded, his voice ringing with finality, “owes Mr. Pendelton one point eight million dollars in back rent and damages. And you, Mr. Croft, have just committed multiple acts of fraud.”

Julian Croft stood there, speechless, his entire world crumbling around him under the unwavering beam of a flashlight, exposed by a piece of parchment that had waited forty-two years for its moment.
