Thomas spent the rest of the night hunched over the ledger, his quiet murmurs filling the small room. He compared dates, cross-referenced parcel numbers against a small, dog-eared map he’d brought. The silence of the old house pressed in around us, broken only by the rustle of paper and my mother’s soft breathing.

Just before dawn, he finally sat back, a deep crease between his brows.

“It’s worse than I thought,” he whispered, pushing the ledger across the table. “I checked the town deeds, every Montgomery and Davenport property line back to the late 1800s.”

“Why the Davenports?” I asked, confused. Evelyn Davenport was Julian’s neighbor, but I couldn’t see how she connected to Clara.

“Because the property dispute isn’t with Coastal Horizons,” Thomas replied, his gaze intense. “It’s with Evelyn Davenport. Her late husband, Edward Davenport, lost twelve acres of prime coastal woodland to the Montgomery estate in 1888.”

My stomach clenched. Twelve acres. That was a significant piece of land, especially beachfront property.

“The original deed specified a shifting tideline boundary,” Thomas explained, pointing to a faded section of his map. “Over the decades, through erosion and surveys, that land gradually shifted and was formally absorbed into the Montgomery estate. But the Davenports never truly accepted it.”

He traced a finger along the current property line, then to an older, fainter one. “For five years now, Evelyn has been quietly trying to reclaim those twelve acres. Filing obscure appeals, challenging ancient survey markers.”

My mind reeled. “So the Coastal Horizons document… it was a smokescreen? A diversion?”

“Exactly,” Thomas affirmed. “If Clara was caught selling Montgomery land to a third party, it would instantly destabilize the estate. Create chaos. Julian would be forced to sell off assets to cover the scandal, or to prevent further erosion of his family’s ‘honor’.”

“And then Evelyn could swoop in,” I finished, the pieces clicking into place, “and buy those disputed acres at a discounted rate, or even claim them in the confusion of a legal battle.”

My mother was targeted, not out of random malice, but for a meticulously planned land grab. Evelyn Davenport hadn’t just wanted to humiliate Clara; she wanted to force Julian’s hand. She wanted those twelve acres back.

The shame, the accusations, Julian’s resignation – it was all part of a larger, colder scheme. Evelyn hadn’t just implicated me to protect Julian, she’d done it to create the very crisis she now claimed to be helping resolve.

“This changes everything,” I murmured, staring at the map. “This wasn’t about Julian’s career. It was about land.”

Thomas nodded gravely. “And Evelyn Davenport is ruthless enough to do anything to get it.”

He packed his ledger. “I need to get back to the county office. There are more records. More unfiled documents.” He looked at me, a flicker of fierce loyalty in his eyes. “We’re going to expose her, Eleanor.”
