The following morning, a sleek black sedan idled in Arthur’s driveway, its engine running. Garrett Holtz, a man with slicked-back hair and a too-tight suit, emerged from the driver’s side. He carried a clipboard and moved with an air of practiced indifference.
He didn’t knock. Instead, Holtz strode directly to the front gate. He peeled a printed notice from his clipboard and slapped it onto the wrought iron, the paper fluttering faintly in the cold breeze.
“County condemnation order,” Holtz announced, not bothering to look at Arthur who stood by the front door. “Structural integrity issues. $120,000 in immediate repairs required.”
Arthur stepped onto the porch. “You haven’t even been inside.”
“Doesn’t matter,” Holtz said, his eyes scanning the property, not Arthur. “Pre-existing conditions, unaddressed for years. Standard procedure for properties under dispute.”
Arthur watched him. Holtz’s inspection had lasted less than five minutes, a quick glance at the smashed wall in the bedroom, a perfunctory nod. The condemnation notice was already in place.
Holtz pulled a rubber stamp from his pocket and pressed it against a form on his clipboard. He showed Arthur the official-looking seal: ‘Evergreen County Property Services.’
Arthur’s gaze sharpened on the impression. Evergreen County had dissolved its property services office ten years prior, merging with the state board. The notary stamp was a crude forgery.
“That stamp is fake,” Arthur stated.
Holtz’s hand froze. He lowered the clipboard slowly, his eyes narrowing. A thin smile stretched across his face.
“You think you’re clever, old man?” Holtz’s voice was low, dangerous. “Fighting this order will cost you more than $120,000. It’ll cost you everything you have left.”
He shoved the clipboard back under his arm. “The county auction is scheduled for next month. You’ll be out on the street, and Julian will finally get what’s rightfully his.”
Holtz turned and walked back to his car, leaving Arthur alone with the condemnation notice fixed to his gate, a stark symbol of Julian’s escalating attack. The scent of fresh paper and stale exhaust hung in the morning air.
