Chapter 9: Sunday Solitude

The name of the shell company, “Harding Property Solutions LLC,” was a vital new thread. I immediately tasked Margaret with researching its history, its assets, and any recent activity.

A few days later, Margaret’s report arrived, meticulously detailed. The company had been dormant for years, just as Robert had said. But there had been a flurry of recent activity. Small, strange transfers. Obscure property claims. Nothing substantial, but enough to trigger an alert.

And then, a new name appeared in the company’s recent filings: Chloe Davies.

“Chloe Davies,” Margaret read from her notes during our next meeting. “A junior real estate agent. She’s listed as having handled a few minor administrative transfers for Harding Property Solutions LLC over the last six months.”

My heart quickened. “Chloe Davies. Is she related to Serena?”

“Indeed. Serena’s cousin. Second cousin, I believe. Just got her real estate license a year ago. Looks like she’s trying to make a name for herself.” Margaret looked at me, a question in her eyes. “Why is that significant, Eleanor?”

“Aunt Caroline mentioned Serena’s Uncle Robert was approached by a young cousin for advice on ‘family land transfers.’ This must be her. Chloe Davies.” I tapped my finger on the table. “Serena is using her own cousin.”

The realization hit me with a cold certainty. Chloe was young, inexperienced, eager to please. The perfect unwitting accomplice. Serena was not just trying to exploit Michael; she was willing to drag her own family into her schemes.

“Find out everything you can about these ‘minor administrative transfers’ involving Chloe,” I instructed Margaret. “Are they all legitimate? Are there any discrepancies?”

Margaret’s subsequent investigation revealed a disturbing pattern. While most of the transfers were indeed minor administrative tasks for obscure, low-value land parcels, one particular document stood out. It was a recent filing, only a few weeks old, concerning a larger, more valuable piece of undeveloped land. The paperwork itself seemed innocuous, but the property it referenced raised a red flag. It bordered a significant parcel of land owned by the Beaumont family trust for generations.

“This is strange, Eleanor,” Margaret noted, showing me the document on her tablet. “The transfer itself looks legitimate on the surface. But why would Harding Property Solutions LLC suddenly be interested in a dormant plot of land bordering your family’s estate? And why would Chloe be handling it?”

I zoomed in on the document. Chloe Davies’ signature was clearly visible, certifying the transfer. It was a seemingly routine transaction, but my instincts screamed otherwise. Serena was consolidating assets, positioning herself. But for what?

“Michael’s grandfather, my late father-in-law, had a habit of buying up surrounding parcels of land whenever they became available,” I explained to Margaret. “Just for future development, or sometimes, just to protect the estate’s privacy. Some of those smaller plots aren’t always explicitly listed under the main Beaumont Trust deeds. They’re held under separate, older, often forgotten, subsidiary trusts or even in his personal name.”

“So, what you’re saying,” Margaret deduced, her eyes widening, “is that this ‘minor’ parcel of land, now held by Harding Property Solutions LLC, could actually be a backdoor to a more significant Beaumont holding?”

“It’s possible,” I confirmed, a knot forming in my stomach. “It’s exactly the kind of thing Marcus Harding, Serena’s father, would have seen an opportunity in. Obscure, easily overlooked. And if Serena inherited that same predatory eye…”

My thoughts flashed back to Robert Harding’s warning: “She’ll step on anyone to get what she wants. Family or not.” And now, his words rang true, with Chloe Davies as the unwitting pawn.

I realized I needed to meet Chloe. Not to accuse her, but to understand the extent of Serena’s manipulation. I needed to see how deeply ingrained Serena’s deceit was, and how innocently Chloe might be involved.

It took some careful maneuvering, but I managed to get Chloe’s contact information through a mutual acquaintance in the real estate world. I called her directly, introducing myself as Michael Beaumont’s mother.

“Oh, Mrs. Beaumont!” Chloe sounded flustered, probably surprised to hear from me. “It’s, uh, it’s lovely to hear from you.”

“Chloe, I was hoping we could have a quick, private chat,” I said, keeping my tone warm and reassuring. “About some… property matters. Something that might affect Michael.”

There was a pause on the other end. “Property matters?” she repeated, her voice laced with uncertainty. “Is everything alright?”

“Everything is fine, I hope,” I replied, deliberately vague. “But it’s sensitive. And I think it would be best if we spoke in person. No need to involve Michael or Serena just yet.”

That last part seemed to pique her curiosity and perhaps quell her fears. The mention of Serena was enough to make her cautious. She agreed to meet me for coffee the following afternoon.

When I arrived at the cafe, Chloe was already there, perched nervously on the edge of her seat. She was young, perhaps in her early twenties, with an earnest, hopeful look in her eyes. She wore a smart but inexpensive business suit, clearly trying to project an image of professionalism.

“Mrs. Beaumont,” she said, her voice a little shaky as I sat down. “It’s an honor to meet you. Michael speaks so highly of you.”

“Please, call me Eleanor,” I said, smiling kindly. “And thank you for meeting me on such short notice.”

I ordered us both tea, giving her a moment to relax. I knew she was anxious, probably wondering if this was about her cousin or Michael.

“Chloe,” I began, once our tea arrived. “I understand you’ve been doing some work for Serena recently. Handling some… family property transfers?”

Her face immediately flushed. She took a quick sip of her tea, almost scalding her tongue. “Oh, yes. Just minor things. Helping out family, you know. Serena was so kind to give me the business. It’s been a real boost for my portfolio.”

“I’m glad to hear that,” I said, maintaining my gentle tone. “And these transfers, they’re all for Serena’s father’s old company, Harding Property Solutions LLC, correct?”

She nodded quickly. “Yes, that’s right. It’s mostly dormant stuff, Mrs. Beaumont. Just tidying up old family assets. Serena said it was just paperwork. To consolidate things, you know, before the wedding.”

“I see,” I said, allowing a pause. “And do you recall a specific parcel of land, perhaps bordering the old Beaumont estate property? A rather overgrown, undeveloped piece?”

Chloe hesitated. Her eyes darted away, then back to me. “I… I might have. There were so many small deeds. Serena just gave me the addresses and the names for the transfers. She said it was all above board, just old family holdings that needed to be properly titled.”

“And did she ever mention any specific reason why this particular piece of land, bordering Michael’s family estate, needed to be transferred just now?” I asked, my gaze steady.

Chloe wrung her hands. “No. Not really. She just said it was an ‘important family asset’ and she wanted it handled quickly and quietly. Said she wanted to surprise Michael, maybe develop it together after they were married.”

A surprise, indeed. Serena’s words to Chloe were a carefully crafted blend of truth and deceit, designed to make a naïve young agent comply without question.

“Did you ever meet the person who signed over the deed on behalf of Michael’s family?” I pressed. “Or the other party involved in the transfer?”

Chloe shook her head. “No, Serena handled all of that. She said her father had already set up most of the paperwork, and it was just a matter of processing the final transfer through the company. She gave me all the documents. They looked official.”

“And the commission?” I asked, a new line of inquiry. “Did Serena offer you a significant commission for these services?”

Chloe’s cheeks flushed a deeper red. She looked down at her hands, embarrassed. “She… she said she would give me a bonus. A very generous one, for expediting everything. She said she really trusted me, and it would be a great start for my career.”

There it was. The pressure, the manipulation, the promise of advancement. Serena had leveraged Chloe’s inexperience and her desire to prove herself.

“Chloe,” I said, my voice now firm, but still kind. “I need you to tell me everything. Every detail you remember about those transfers, especially the one involving the land near the Beaumont estate. Anything that felt off, any names, any dates.”

She looked up, her eyes wide with sudden fear. “Mrs. Beaumont, what are you saying? Are you saying… there’s something wrong? Something fraudulent?”

I didn’t answer directly. “I’m saying,” I stated, “that Michael’s future, and perhaps yours, could be very much at stake. Serena is very good at getting what she wants. And sometimes, she does it by putting others in difficult positions.”

Chloe’s face crumpled. She started to tremble, a realization dawning in her eyes. She clearly understood the implication. She was being used. She was the unwitting accomplice, and her signature on those documents could have serious consequences. The image of the forged deed, the one I suspected Serena was still hiding, flashed through my mind. I knew then that this conversation with Chloe was crucial, not just for confirming Serena’s deceit, but for understanding how far she was willing to go, and how many innocent lives she was prepared to ruin in the process.
